Queensland's industrial market has undergone substantial expansion over the past decade, with annual sales volume increasing by approximately 142%, from $2.6 billion in 2016 to $6.3 billion in 2025. Following the record-setting conditions of 2021, transaction activity moderated as higher interest rates and changing capital-market conditions influenced investor behaviour, resulting in lower sales volumes during 2022 and 2023.

Despite these headwinds, deal volumes remained well above pre-pandemic levels, reflecting the sector's enduring appeal. The recovery in sales volume during 2025, alongside a stable transaction count of more than 2,150 deals, highlights continued confidence in Queensland's industrial market — supported by population growth, infrastructure investment and ongoing demand for logistics and warehouse assets.
